Why do I need an appraisal?

The purpose of an appraisal is to establish a fair market value for an item, in this case real estate. You may need to determine value for any number of reasons including obtaining a mortgage, refinancing, establishing an asking price, inheritance tax, or divorce settlements.

How long will the appraisal inspection take?

West Appraisals strives to minimize any inconvenience to the property owner or occupant.

The inspection involves a visual inspection of the property; measuring the house and and exterior features such as decks, sheds, or swimming pools; inspecting the interior of the home; drawing a floor plan; and taking appropriate photographs. Most inspections take 30 minutes to one hour but more time may be needed depending upon the size and complexity of the property and the home.

How do you determine the appraised value? 

The fair market value of a property is always based upon current sales trends in the area where the property is located. After the inspection, the appraiser compares the property being appraised to similar properties that have recently sold. The analysis takes into consideration many factors including financing terms, location, square footage, condition, bedrooms, and amenities.

Is an appraisal inspection the same as a home inspection?

No. A home inspection determines the condition of the home and usually provides estimates for the cost of improving or repairing certain conditions, especially mechanical systems, roofing, and foundations.

An appraisal determines the value of both the property and the home without making detailed inspections of such things as furnaces or plumbing. Naturally, an appraiser will note any obvious conditions that might affect the valuation.

How fast can you do an appraisal?
